ABSTRACT
This study examined the challenges of private real estate developers in accessing land for housing development in Calabar, Cross River State. The study adopted the survey research design. A sample size of 84 respondents participated in the study. Data collection was done through the use of a structured questionnaire. Data collected were analysed using percentages and presented in frequency tables while the hypothesis were tested using the Pearson Product Moment Correlation Analysis at 0.05 level of significance. Findings drawn from the study revealed that there is a significant influence of challenges on private real estate developer in accessing land for housing development; there is a significant relationship between core challenges of private real estate developer in accessing land for housing development and that there is a significant influence on the roles of practical land accessibility on housing development. The study recommended that there is need for policy makers to ensure the availability of land, to enable private estate developers have access to land for housing development.

INTRODUCTION
1.1 Background of Study Land, along with the provision of bulk infrastructure is central to any discussion on housing development in Africa. As the continent rapidly urbanize and its population continues to grow, demand for Urban and semi-urban land is increasing. This study demand triggered in part by the rising income of Urban households, has over set to high land sales and rental values. In most Africa cities, the high cost of urban housing is often due to several issues including inadequate land governance policies that encourage speculative acquisitions, poor Urban planning that generates Urban sprawl, and the lack of critical infrastructure that has significantly increased the cost of serviced land. Land servicing cost adds to the housing development costs. As a consequence, the available serviced land is limited and out of reach for the majority.
